Should I Buy a Home in Verona Right Now?

Verona has 1.94 months of supply, which is an extreme seller's market. There are 40 homes active against an average of 21 sales a month, and the median sale price is $590,000. If you are qualified and the payment works, waiting does not put you in a better position, because there is no sign of inventory loosening.

The tightest competition is in the $500,000 to $599,999 range at 0.56 months of supply. Buyers there should expect to move quickly and offer cleanly.

Across the city buyers paid an average of 0.82% under asking in September 2026, which is more negotiating room than most of Dane County offered this month.

Is Now a Good Time to Sell a Home in Verona?

17 homes closed in Verona in September 2026, down 15% year over year, at a median of $590,000. Homes went under contract in a median of 13 days against 15 a year ago. With 1.94 months of supply, sellers still hold the stronger position.

Total sales volume was $10,020,338, down 6.7%. New listings came in at 15, down 28.6%, and new pendings at 14, down 36.4%. Fewer sellers coming to market keeps inventory lean, which works in your favor if you list into it.

The practical read: price to the most recent comparables rather than to what you hope the home is worth. A 13 day median means buyers are taking their time, so an aspirational price will cost you weeks.

John's Take: What I'm Seeing on the Ground

John Reuter · Integrity Homes · Verona, WI

Verona is now an Extreme Seller's Market at 1.94 months of supply, and it is the tightest market I looked at this month on almost every measure.

The headline median of $590,000, up 34.7%, needs context. September 2025 was one of the weakest months of last year at $438,000. Compared with Verona's full year 2025 median of $499,000, this September is closer to 18% higher, and the year to date median of $509,900 is up 2.2%. With only 17 sales, the mix of homes that closed moves the number a lot.

The supply picture is the real story. Two price ranges are in hot zone territory: $500,000 to $599,999 at 0.56 months and $700,000 to $799,999 at 0.92 months. In each of those ranges there are about as many homes under contract as there are for sale. Across $500,000 to $699,999, half the listings already have accepted offers.

Sellers here are not having to chase the market. Only about a quarter of active listings have had a price cut, the lowest share of any market I checked. Most of the extra inventory is new construction in Ardent Glen, where homes are taking about three months to sell. For buyers in the core ranges, come in with your financing ready and expect competition.

Are Home Prices Going Up or Down in Verona?

The September 2026 median of $590,000 is up 34.7% year over year, and the year to date median is $509,900, up 2.2%. Average price per square foot is $245, up 0.7%.

Over the longer run, Verona has gone from a $340,000 median in 2018 to $509,900 year to date, an increase of 50%.

How Long Does It Take to Sell a House in Verona?

The median days on market in Verona was 13 days in September 2026, compared with 15 days a year earlier. That is 2 days faster. Half of all homes that sold went under contract within 13 days of listing.

The average was 29 days, 3 days better than last year. The gap between the median of 13 and the average of 29 is the number worth watching. Most homes move quickly while a smaller group of overpriced or unusual listings drags the average up. Priced right, you are in the fast group.

Can Buyers Negotiate in Verona?

Somewhat. Buyers paid an average of 0.82% under asking in Verona in September 2026, a shift of -0.21% from a year ago. That is real room compared with most of Dane County.

Where the leverage sits depends entirely on price point. The $500,000 to $599,999 range at 0.56 months is the least forgiving, and buyers there should expect competition and offer cleanly. At the other end, $800,000 to $899,999 sits at 6.00 months, which is where a patient, well-prepared buyer has the most room to ask for terms.

Terms often matter more than price here. Inspection timing, closing flexibility, and a clean financing picture move sellers in a market this tight.

Should I Wait for Interest Rates to Drop in Verona?

Nobody can tell you where rates go, and anyone who says otherwise is guessing. What the Verona data does say is that supply is 1.94 months and the year to date median is $509,900, up 2.2%. Waiting means competing for the same thin inventory later, most likely at a higher price.

The framework that holds up: buy when the payment works, and refinance if rates improve. You can refinance a rate. You cannot go back and buy at last year's price. With 40 homes active against 21 sales a month, there is no inventory cushion building up for buyers who sit out.

Veterans and active military should look hard at the VA loan here. Zero down on a $590,000 median is a meaningful advantage that does not depend on where rates land.

What's Happening in My Verona Neighborhood?

Verona is not one market, it is a set of price points behaving very differently. The $500,000 to $599,999 range is the tightest in the city at 0.56 months of supply, while $800,000 to $899,999 sits at 6.00 months. A buyer in one of those bands and a buyer in the other are shopping completely different markets.

Two bands are under a single month of supply: $500,000 to $599,999 and $700,000 to $799,999. That is where competing offers actually happen in Verona, and buyers there should come in clean and decisive. In every other band a prepared buyer has room to think.

Buyers priced out of Verona often look at the neighboring Dane County communities, which sit at meaningfully different price points and supply levels. Each has its own full report and living guide.
